How this works: When commercial properties contribute a significant share of total county tax revenue, the county can fund schools, roads, and emergency services without relying as heavily on residential taxpayers. This calculator models the impact of Bastrop County's data center corridor.

The Multiplier Effect

How many times more impact would residential have vs. a data center on the same land?

New Students ~4,260x more
Daily Traffic ~568x more
Water Usage (LUEs) ~247x more
911 Emergency Calls ~954x more
Tax Revenue Data center pays 1.3x MORE

A data center generates more tax revenue while demanding a fraction of the services compared to residential development on the same land.

Methodology & Assumptions

Residential: Assumes 2 homes/acre, average home value $350K, 2.8 residents/home, 0.75 school-age children/home, 10 daily car trips/home, 200 gal/day water/home, 1 LUE/home, county tax rate of ~$0.75/$100 valuation, ~0.3 calls per 1,000 residents/day.

Data center: Based on published Pacifico Energy Cedar Creek Campus fact sheet (August 2026): 23 LUEs, 2,000 gal/day potable water, $20M+/year property tax at full rate, 25–50 permanent employees, sealed closed-loop cooling.

Tax calculator: Models effective rate reduction when commercial assessed valuation ($2.2B+ for Pacifico alone) enters the county roll, reducing the proportional share borne by residential. Assumes current Bastrop County combined rate of ~2.55% and models a ~0.45% effective reduction from corridor.

These are estimates for educational purposes. Actual figures depend on final assessed valuations, appraisal district rulings, and county budget allocations.
