Why Cedar Creek
The Cedar Creek area of Bastrop County has emerged as one of the most concentrated data center corridors in Texas. The combination of available land, proximity to ERCOT grid infrastructure, Bluebonnet Electric cooperative service, and access via SH 71, FM 535, and FM 20 has attracted hyperscale developers, GPU cloud providers, and self-powered campus operators.
If all four projects proceed to full buildout, the Cedar Creek corridor would represent approximately 4,400+ acres of technology and data center land. The combined investment pipeline exceeds $7 billion. Power capacity across the corridor would exceed 800 megawatts, with the Pacifico/BlackChamber campus supplying its own 710 MW through an on-site natural gas plant.
The tax implications vary by project. EdgeConneX operates under a Chapter 312 property tax abatement. Pacifico/BlackChamber withdrew all abatement applications in August 2026 and will pay full property taxes estimated at $20 million per year. Amazon Data Services has not filed any abatement applications. CoreWeave's tax contribution flows through the EdgeConneX campus structure.
EdgeConneX campus actively under construction. CoreWeave is the named tenant for Building 1. These are not speculative.
Pacifico/BlackChamber has active air permits under TCEQ review and county development applications in process. Construction could begin late 2026.
Amazon acquired ~1,229 acres in May 2026. No development decision, construction permits, or site plans have been filed.
